  Policies as of 4/19/2014

Policies are established by the KSPOA Board of Directors to preserve the character and quality of the neighborhood to the expectations of the property owners and are authorized and directed by the Protective Covenants and Restrictions for the Subdivision.  General policies are documented below.  Architectural Review policies are documented under separate title. 

Trash

 

 

  •  

Property owners are responsible for keeping their property clean.  Trash and storm debris must be removed from the property on a timely basis.

    

  •  

All homeowners shall be required to provide adequate numbers of trash cans in good working order. Homeowners must provide two trash cans for homes with three bedrooms or less, three trash cans for homes with four or five bedrooms, and four trash cans for homes with six or more bedrooms.

 

  •  

Property managers shall be authorized to repair or replace trash cans as necessary and bill the homeowners accordingly. If cans are not replaced by the property manager, KSPOA shall bring the house into compliance and bill the homeowners accordingly.

Lighting

 

 

  •  

In accordance with the Dare County Code, outdoor lighting must minimize light spill across property lines, and prevent glare at any location on or off the property. Fixtures may not be positioned more than 35 degrees from vertical.

 

  •  

No street lights shall be erected within the boundaries of Kinnakeet Shores Property Owners Association phases 1 & 2.

 

  •  

No high-intensity, mercury vapor or other such outside lighting may be installed. Allowed wattage cannot exceed 100 watts incandescent or equivalent. 

 

  •  

Low-intensity lighting of entranceways and parking areas is allowed. No exterior lighting other than at entranceways and stairways is allowed after 11:00 p.m.

 

  •  

Beach-front houses should not turn on exterior lights exposed to the beach from May 15 until September 15 to protect turtle nesting and hatching activities.

Signs

 

 
  •  

No sign may be  larger than four square feet in size.

 
  •  

No sign may be placed in the ground on any lot except for “For Sale” signs or construction signs. Signs giving the name of the house or owner, and “For Rent” signs must be attached to the house. Signs may not be illuminated.

 

  •  

Signs placed by business performing construction or repairs shall be allowed during the actual construction or repairs and must be removed within 14 days of completion.

Other

 

 

  •  
Members may not attach anything to the boardwalks without the permission and approval of the KSPOA Architectural Review Committee (ARC).
